1. About RatePakka

RatePakka (ratepakka.in) is a Mumbai Ready Reckoner rate calculator that helps property buyers and consultants determine the government-published stamp duty valuation for properties in Mumbai City and Mumbai Suburban. The service is built and maintained by Swapnil Tambe, a MahaRERA Registered Consultant based in Mumbai.

RatePakka offers two service tiers: a free indicative valuation based on a natural-language query, and a paid exact valuation generated by uploading a MahaRERA Registration Certificate PDF. Paid valuations are delivered as a detailed report accessible online and via email.

2. Data we collect

• Account data: email address and name when you sign in with Google.
• Uploaded files: RERA certificate PDFs you upload for processing.
• Property data extracted: project name, RERA number, CTS numbers, carpet area, floor number — extracted from your certificate to generate the valuation.
• Transaction data: credit purchase history, payment reference numbers, and credit usage records.
• Usage logs: standard server logs (IP address, timestamp, browser type) retained for security and debugging.

3. How we use your data

• To generate stamp duty valuations and deliver reports to your account and email.
• To maintain your account, credit balance, and valuation history.
• To send transactional emails (valuation delivery, purchase receipts).
• To improve zone-matching accuracy of our system.
• To comply with legal and regulatory obligations.

We do not sell your data to third parties. We do not use your property data for advertising.

4. Refund & Cancellation Policy

RatePakka sells digital credits that are used to generate property valuation reports. Because these are digital services consumed immediately upon use, the following policy applies:

• Unused credits: If you have purchased credits and have not used them, you may request a full refund within 7 days of purchase by emailing swapniltambe93@gmail.com with your order details.
• Used credits: Credits that have been consumed to generate a valuation report are non-refundable, as the digital service has been fully delivered.
• Technical failure: If a report fails to generate due to a system error on our end, the credit will be fully restored to your account or refunded at your preference.
• Dispute resolution: For any payment dispute, contact us at swapniltambe93@gmail.com. We aim to resolve all disputes within 5 business days.

There are no subscriptions or recurring charges. Each credit purchase is a one-time transaction.

5. Your rights

• Access: You may request a copy of the personal data we hold about you.
• Deletion: You may request deletion of your account and all associated data. We will process deletion requests within 7 business days.
• Correction: You may update your name and mobile number at any time from your account settings.

6. Cookies & Analytics

We use a single authentication session cookie (managed by Supabase Auth) to keep you signed in.

We also use Google Analytics 4 (Google LLC) to understand how visitors use our site. Google Analytics collects anonymised usage data — page views, session duration, device type, and approximate location — via cookies. This data is processed by Google in accordance with their Privacy Policy at policies.google.com. You can opt out at any time using the Google Analytics opt-out browser add-on.

7. Changes to this policy

We may update this policy from time to time. Material changes will be communicated by email or a notice on the site. Continued use after changes constitutes acceptance of the updated policy.
