What is the ready reckoner rate?

The ready reckoner rate (also called the circle rate or ASR rate) is the minimum property value set by the Maharashtra government for calculating stamp duty and registration fees. It is published annually as the Annual Statement of Rates (ASR) and is zone-specific across Mumbai.

Is this the official government rate?

Yes. All rates on RatePakka are sourced from the ASR FY 2026-27 published by the Maharashtra Department of Registration & Stamps. We update the database when the government releases new rates each year.

What is a RERA certificate?

The MahaRERA project registration certificate is the document the builder receives when registering a new project. It lists the project name, RERA number, CTS survey numbers, carpet area per flat type, and the builder's details. You can download it free from the MahaRERA website using the project's RERA number.

Why do you need the RERA certificate?

The CTS (City Survey) number on the RERA certificate is the key that maps your property to the correct ASR zone. Without it, we cannot identify which of the 1,190+ Mumbai zones applies to your building. The carpet area and floor in the certificate are also used to compute the exact stamp duty.

What is the difference between carpet area and built-up area?

RERA carpet area excludes walls and common areas — it is the usable internal area. Maharashtra stamp duty is calculated on built-up area (BUA), which equals RERA carpet area × 1.10 for new properties. The 10% loading accounts for wall thickness.

How does the floor premium work?

Floors 1 to 4: no premium. From the 5th floor upward, an additional 5% of the ASR value is added for each floor above the 4th. So the 8th floor carries a 20% premium ((8 − 4) × 5%). See our full How It Works guide for a worked example.

What is the stamp duty rate in Mumbai?

For residential properties within BMC limits: 5% stamp duty + 1% metro cess = 6% total. Registration fee is 1% of the agreement value, capped at ₹30,000. Rates for women buyers and properties outside BMC limits may differ.

What is the difference between the free estimate and the paid report?

The free estimate shows your zone, the ASR rate, and an approximate stamp duty range. The paid report (₹149) applies the exact formula using your actual carpet area, floor, and property type, and produces a downloadable PDF you can share with your lawyer or bank.

Is my RERA certificate stored securely?

Uploaded PDFs are processed immediately and stored in a private, access-controlled bucket. We extract only the property data needed for the calculation. See our Privacy Policy for full details.

What if my property is not found in the database?

If we cannot match your CTS number to a zone, we will tell you clearly — and refund your credit if you paid for a report. You can also contact us directly and we will look it up manually.
